Enhancement disclosure

ListSooner is built to present a property accurately. Every edit runs with a structure lock: walls, windows, doors, columns, beams, pipes, rooflines, loading docks, fixed equipment, and property boundaries are never added, removed, or resized.

What may change

Exposure, color, and white balance; movable items such as clutter, cords, bins, and parked vehicles; sky and time of day; and, only when you choose it, virtual furniture.

When to label an image

Rules vary by MLS, state, and platform. As a rule of thumb, label any photo that is virtually staged, re-timed (day to dusk), or has items removed as “digitally enhanced” or “virtually staged.” Tone and exposure corrections usually do not need a label.

Land concepts

Land concept visualizations and site-plan overlays are illustrations of what could be built, not approved plans. They are always exported with a “CONCEPT ONLY” label and should never be presented as entitled or permitted.
